"Malibu" is a single city name for what is really a 27-mile collection of very distinct coastal communities, each with its own character, price point, and lifestyle. Buying or renting in the Colony is nothing like life in Topanga; Broad Beach has a completely different energy than Carbon Beach; Point Dume's bluff-top community feels unlike anything in central Malibu.

The most iconic beachfront address in California
The Malibu Colony was Malibu's original celebrity enclave — developed in the 1920s when Los Angeles's Golden Age film stars first discovered that PCH north of Santa Monica led to an incomparable strip of sand. Today it remains the most recognizable name in Malibu real estate.
What it is: A gated, HOA-governed community of approximately 100 beachfront homes. The single PCH entry point is staffed by Colony security 24 hours a day. There are no hillside views here — the Colony sits right on the sand, often just 30 feet from the water.
Lot sizes: Most Colony lots are narrow (25–40 feet wide) but run from PCH to the beachfront — giving each property direct sand access through its own rear door or deck. Houses are stacked close together, but the frontage on the Pacific is uncompromised.
Who lives here: Entertainment industry veterans, tech executives, and a rotating roster of the world's most recognizable names. Privacy is the Colony's central promise, and the gated security apparatus delivers it.

Point Dume is a promontory that juts into the Pacific west of central Malibu, giving it 270-degree ocean views from its bluff-top properties. The community straddles a canyon-to-coast geography that makes it one of the most scenically varied in Malibu.
Bluff properties (on Birdview Avenue, Dume Drive, Cliffside Drive): Perched above Point Dume State Beach and Zuma Beach. Spectacular views, with staircase access to the beach below. Prices: $4M–$15M.
Canyon properties (Fernhill Drive, Cliffside inland areas): More privacy, larger lots, less direct beach access. Prices: $2M–$7M.
Point Dume Club: A private beach club exclusively for Point Dume residents, with parking, restrooms, and direct beach access at the base of the bluffs.
Community character: Distinctly family-oriented. Point Dume Marine Science Elementary is one of the most remarkable elementary schools in California — small, community-focused, with an ocean science curriculum that leverages its literal beachside location.

Northern Malibu's family beach community
Broad Beach Road runs north off PCH in the Trancas Canyon area of northern Malibu — about 27 miles from Santa Monica. The homes here sit on wider lots than the Colony, with more generous beach frontage and a slightly more relaxed atmosphere.
What it is: A non-gated beachfront community accessible from Broad Beach Road. The beach is wider here than in central Malibu (recently replenished with major sand restoration), and the community has a neighborhood feel — neighbors know each other, children play on the beach, and the pace is slower.
Trancas Country Market: The small Trancas shopping center anchors the community with Ralphs, a wine shop, and casual dining.

Malibu's private inland sanctuary

Trade-off: No beachfront access (though the beach is always a short drive or bike ride away). Higher fire risk than oceanfront properties in some areas — defensible space and fire-hardening are critical considerations.
The canyon community with a different beat
Topanga Canyon connects the San Fernando Valley to PCH via Topanga Canyon Boulevard, and the communities within the canyon — Old Topanga Canyon Road, Topanga Canyon State Park, and the town center near Topanga Canyon Blvd and Old Topanga Canyon Rd — have a distinct, somewhat intentional counterculture identity.
